What does it mean to have 'the right team' when it comes to property investment?

Any successful person wins with a team supporting them. When a sportsperson is on the podium, they thank their coach, their family, their practice partners etc.

When an actor is accepting an academy award, they acknowledge their director, casting agent, family, co-actors, writers, hair and makeup, even the designer of their outfit on the night, for helping them to achieve such success.


It is said, to go fast, go alone, but to go far, build a great team. So, what is a 'great team' when you want to go far with property investment?

It's a team that understands how to build a portfolio based on your strategic goals, budget and structure.
It starts by finding a company with strong leadership who has a well-rounded approach to property and experience to match. Many self-appointed 'investment specialists' are not qualified in investment, finance, accounting, or research and are, more accurately, sales and real estate agents who have seen the growing demand in this space, and filled it accordingly.

Look for someone who has a proven track record in building property portfolios for their clients and education to match. A good investment property specialist will be industry-recognised through numerous features in reputable publications. They will be award-winning, over a number of years, including the last few years.

Strong leadership also entails understanding where further support is required and will be able to recommend other professionals required to support your investment strategy. A solid finance team - broker, accountant, and tax depreciation specialist. A good insurance broker to ensure you and your family are covered in case of unforeseen circumstances.

Once your finance is in place and the right property has been selected, a property lawyer who is registered to advise on property in the state it is being built is required.

For a novice investor, it's from this point that it's helpful to have a dedicated Deals Co-ordinator who has the experience to help coordinate the key finance dates and contract dates, and a team who has the relationship with the builder to ensure timely progress updates and photos. Keep in mind that many investors will be investing where the opportunity lies, not where they live, so 'seeing' what's going on throughout the process is reassuring.


When the property is nearing completion, you'll need the right team to support the property's performance.


The builder is paramount, an independent building inspector is recommended for uncovering any minor defects the builder might have missed and then you'll need a proven property manager.
Not all property managers are created equal and there is a vast difference between a good one and one that doesn't seem to care about their clients. There are some property types that require specialist property managers - such as NDIS, Co-Living, or Short-Term rental accommodation, that require a different level of experience and more layers of professionals to support that property's success as an investment.

Investing in property and building a robust and diversified portfolio is not as simple as finding a property. Just like anything else in life, to go far and with great success, requires a strong and experienced team. A team that has strong leadership, is respected in the industry, is award-winning and one that has built the connections to ensure success. 

It's about finding a team who puts their clients at the centre of everything they do and who measures their success by helping their clients achieve their strategic goals.
