RBA Delivers a 25 Basis Point Rate Increase: Has Short-Term Fear Created a Long-Term Opportunity?

The Reserve Bank has delivered a 0.25 percentage-point increase to the official cash rate, taking it from 4.60% to 4.85%.
The decision aligns with the 0.25 percentage-point increase widely anticipated by financial markets ahead of today's announcement.
While the immediate reaction will focus on the cost of borrowing, long-term investors need to focus on the fundamentals of the property market.
The Immediate Financial Impact
Consider a $500,000 investment loan.
Assuming a 30-year principal and interest loan, an existing mortgage rate of 6.75% and full pass-through of a 0.25 percentage-point increase:
Monthly repayments would increase by approximately $84.
Annual repayments would increase by approximately $1,008.
However, successful property investing has never been about relying on cheap credit alone. It requires purchasing a strong asset, for a great price, with a strategy that can withstand changing economic conditions.
Look Beyond the Interest Rate
Australia's rental market continues to demonstrate underlying demand, despite signs of moderation.
Cotality's October 2026 Rental Review reported:
National rents increased 5.5% over the year to a median of $713 per week.
National vacancy rates remain at 2.1%, compared with the pre-COVID decade average of 3.3%.
Gross rental yields have increased to 3.85%, their highest level since August 2019.
Importantly, quarterly rental growth has slowed to 0.5%, down from 2.1% in March.
This highlights the changing balance between rental demand and affordability. Investors need to be selective, with realistic rental assumptions rather than relying on continued aggressive rental increases.
The Housing Supply Challenge
While higher interest rates influence buyer demand, the cost and availability of new housing remain important long-term considerations.
The National Housing Supply and Affordability Council reported that construction costs increased 2% in the June quarter and remain 51% above pre-COVID levels.
August building approvals subsequently fell 6.1% to 16,953 dwellings, with approvals for private sector houses and other residential dwellings moving in opposite directions.
The Council also reported 244,000 dwellings under construction nationally in March, yet forecasts that the 1.2 million National Housing Accord target will not be reached until December 2030.
Higher construction costs, development feasibility and delays in delivering new housing all influence the future supply pipeline. A more expensive borrowing environment adds further pressure to this equation.
When Fear Creates Opportunity
A further rate increase has the potential to accelerate caution across the property market.
Buyers may reassess their borrowing capacity. Investors may postpone purchasing decisions. Competition can soften as uncertainty increases.
But a change in market sentiment doesn't automatically mean the long-term fundamentals of property have deteriorated.
Over a 7–10 year investment horizon, interest rates will move through multiple cycles. Economic confidence will strengthen and weaken. Lending conditions will evolve.
Yet population growth, employment, infrastructure and housing supply will continue to influence where demand emerges among other factors.
The opportunity lies in understanding these fundamentals rather than allowing a single economic announcement to dictate an entire investment strategy.
The Calla Property Perspective
We advocate buying new property, recognizing that uncertainty can create opportunities that are less accessible when confidence is high and competition is strong.
Today's decision makes careful research, asset selection and financial modelling even more important.
The investors who build lasting wealth understand their numbers, remain disciplined and make informed decisions when others are distracted by short-term uncertainty.
The greatest risk isn't always what happens in the market today. Sometimes it's the opportunity cost of sitting on the sidelines for too long.
