RBA Rate Decision: Will Short-Term Fear Cost You Long-Term Growth?

The headlines are building ahead of Tuesday's RBA decision. Markets are increasingly pricing in another 0.25 percentage-point increase, potentially taking the official cash rate from 4.60% to 4.85%.

For borrowers, another increase would add pressure to household budgets and investment cash flow. That's a legitimate concern, and one that deserves careful planning.

But there's a bigger question worth asking.

Are you building a property strategy for the next six months, or for the next 10 years?

The Cost of Focusing on the Short Term

Interest rates influence borrowing capacity, holding costs and buyer confidence. But they are only one part of the investment equation.

A decision to invest should never rely on cheap credit alone. It should be built around the fundamentals: the purchase price, underlying demand, future supply, rental performance, growth drivers and your ability to comfortably hold the asset through changing conditions.

Consider the rental market. According to Cotality's September 2026 Rental Review, national rents increased 5.5% over the year, reaching a median of $713 per week. The national vacancy rate sat at 2.1%, still well below the pre-COVID decade average of 3.3%.

When rates rise, some buyers retreat. Others wait for certainty. Competition can ease, and opportunities that were overlooked in a more confident market may deserve a closer look.

The opportunity lies in understanding interest rates without allowing them to dictate your entire strategy.

A Long-Term Strategy Outlasts a Rate Cycle

Think about what can change over a 7–10 year investment horizon.

Interest rates will move. Lending conditions will evolve. Economic confidence will strengthen and weaken. Yet the drivers of growth stay consistent of time. Population growth, employment, infrastructure, supply vs demand. We look through the smoke to spot the winning investments no matter the market conditions.

Every property will perform differently. Even amongst a sea of capital growth, you want to find the best performing asset for your wealth strategy. That's precisely why research and asset selection matter.

The objective Is to acquire a high-quality asset at a favourable price, with a strategy that remains viable under realistic interest-rate assumptions. As the saying goes, 'time in the market beats timing the market'.

That means stress-testing the numbers, allowing for changes in holding costs and maintaining enough financial flexibility to stay invested when conditions become uncomfortable.

The Calla Property Perspective

We don't believe investors should make major decisions based on a single RBA announcement.

A rate rise can change the numbers. It doesn't automatically change the long-term fundamentals of a well-selected investment.

And waiting for rates, sentiment and headlines to align perfectly comes with its own risk: the market may change while you're waiting for certainty that never arrives.

The investors who build lasting wealth understand their numbers, remain disciplined and make informed decisions when others are distracted by short-term uncertainty.

When fear increases, competition can decrease. But opportunity only matters when the fundamentals stack up.

With Tuesday's decision approaching, the question isn't simply whether rates will rise.

It's whether your investment strategy is strong enough to withstand the change, and positioned to benefit from the opportunities that will emerge.

If you're considering your next investment, speak with Calla Property. We'll help you assess the numbers, understand your options and determine whether the opportunity fits your long-term objectives.

The goal is to build a strategy that stands the test of time, no matter the market conditions.
