The Best Buying Opportunities Rarely Feel Comfortable

Every property cycle has a defining moment.
Interest rates are elevated. Policy changes dominate the headlines. Buyers become cautious, investors sit on the sidelines, and the media begins questioning the future of the property market.
We call it the "hold your breath" period.
History suggests it typically lasts around six months—and it is often where Australia's greatest buying opportunities are born.
The reality is that property markets don't wait for confidence to return. They recover while uncertainty still exists.
Australia Has Been Here Before
The Global Financial Crisis and COVID-19 were two of the greatest economic shocks in modern history. While both created uncertainty, Australia's response tells an important story.
During the GFC, the Reserve Bank had lifted the cash rate to 7.25% to combat inflation. Higher borrowing costs reduced purchasing power and national dwelling values softened by approximately 5% during 2008.
Then policy changed.
The RBA rapidly reduced the cash rate to 3.00%, dramatically lowering borrowing costs and improving access to credit. At the same time, the Federal Government introduced significant fiscal stimulus to support employment, businesses and consumer confidence.
Unlike much of the world, Australia avoided a housing collapse. Strong banking regulation through APRA, conservative lending standards and continued economic resilience meant confidence returned quickly.
The same playbook was used during COVID.
When uncertainty peaked in early 2020, Australian property prices declined by only 2–3% before governments acted decisively. The RBA reduced the cash rate to 0.10%, introduced a $100 billion bond purchasing program and the Federal Government injected more than $150 billion into the economy.
The charts below highlight just how aggressively financial conditions were eased.

The RBA reduced the cash rate from 0.75% to 0.10% within months, providing immediate support to households and businesses.

Funding costs across Australia's banking system fell rapidly, allowing banks to continue lending and improving access to finance.
Variable Lending Rates

Mortgage and business lending rates followed, reaching historic lows and significantly improving borrowing capacity.
The result was extraordinary.
As confidence returned, so did investment.
Australian dwelling values increased 24.6% between late 2020 and early 2022. Between 2021 and 2026, national house prices increased approximately 38.4%, while regional markets surged almost 48%. Rental markets tightened dramatically as supply struggled to keep pace with demand.
Those waiting for certainty ultimately purchased into a much more expensive market.

Today's Market Looks Familiar
Today's headlines are different, but the fundamentals are remarkably similar.
Higher interest rates have reduced borrowing capacity, and recent policy reforms have softened investor sentiment. Naturally, many buyers are choosing to wait.
However, Australia's long-term drivers remain firmly intact.
Housing supply continues to fall short of demand. Population growth remains strong through migration. Vacancy rates remain historically low, while construction costs continue to restrict new housing delivery. Even with the Federal Government's ambition to deliver 1.2 million homes by 2029, industry forecasts suggest Australia remains well behind where supply needs to be.
History also shows that when economic growth slows materially, governments don't stand still. Monetary policy, fiscal stimulus, infrastructure investment and improved access to credit have consistently been used to restore economic confidence and support housing demand.
Australia's financial system is one of the most tightly regulated in the world, with APRA's lending standards helping protect the banking sector through multiple global crises. That resilience has allowed policymakers to respond decisively when conditions weaken.
Opportunity Lives Where Confidence Doesn't
Short-term uncertainty can slow demand, but it rarely changes Australia's long-term housing fundamentals.
The biggest mistake investors make is assuming they need to wait for certainty before acting.
History suggests the opposite.
By the time interest rates begin falling, confidence returns and positive headlines dominate the news cycle, competition has usually intensified and prices have already started moving.
The investors who create long-term wealth are rarely those who buy when everyone feels comfortable.
They are the ones who recognise opportunity while others are still holding their breath.
The next growth cycle won't begin when confidence returns. It will begin long before most people realise it has already started.
