The Next Big Thing—Why Geelong Has Our Tick of Approval

Our award-winning independent research, Calla Property Insights, is an extensive process where we look at a property, new development, suburb or any other potential investment from every possible strategic angle. There are more than 100 boxes that need to be ticked before an investment gets our approval.

Which brings us to the Geelong region, the fastest-growing population centre in Victoria with projected figures predicting the population will double from current figures to pass 400,000 by 2031 and 500,000 by 2050. Capital growth over the past 12 months has grown as much as 16%, and it shows no signs of slowing down anytime soon.

Calla Property had a major win in Geelong recently. The land that we recommended for a client in December last year has registered, and the valuation has come in $40,000 higher than the contract price! Results like this are very rarely seen and we’re excited to see our client’s portfolios grow.

Located 75 kilometres South-west of Victoria’s state capital, Melbourne, Geelong is poised on the harbour’s edge just over an hour drive into the city’s CBD. It’s a great choice for people wanting to live within close proximity to Melbourne without the hefty price tag the city’s postcodes bring.

Dubbed as a ‘new economy’ city, Geelong is quickly evolving from its dependence as a traditional manufacturing base thanks to an influx of jobs and economic stimulation. Its economy is one of the most diversified in Australia with a broad range of industries and boasting major capabilities in high-tech and knowledge-based sectors such as health, research, biotechnology and education.

February also saw the announcement of a big win for the area with Prime Minister Malcolm Turnbull revealing that Geelong will be the first in line to benefit from a $220 million Regional Jobs and Investments Package project. The project is expected to create more than 1200 jobs in the area thanks to an allocated $20 million to be shared between 21 projects in the area.

There’s currently more than $1.2 billion worth of major construction and redevelopment underway in Geelong. Many new developments are being heavily incentivised to the owner-occupier by the government departments and private companies relocating there in a deliberate effort to relieve pressure from Melbourne’s growing population.

All of the recent growth has made it a major economic destination in Victoria with a Gross Regional Product estimated at $11.003 billion making up 3.05% of Victoria’s Gross State Product.

The incredibly low vacancy rate is exciting news for investors with Geelong boasting just a 1.58% vacancy rate. To give you some perspective, anything under 5% is generally considered great and means that rental prices will continue to increase thanks to supply vs demand.
